New contruction inspections
Hey realtors, did you know not all home inspectors can do new construction inspections? That’s right, there are very few new construction inspectors in Anchorage. To be a new construction inspector you must have the proper certification and endorsement from the State of Alaska. Why should you care? The new construction inspector has passed four rigorous tests to become certified and must have continuing education in order to keep up with the ever-changing codes regarding new homes. This makes the inspectors’ knowledge base much greater, provides a higher quality service and hopefully brings greater value for your clients’ hard-earned money. Recommending a new construction certified inspector also keeps you protected if you find yourself in a frivolous lawsuit when you use a non-certified inspector.
Discovery Inspection Services is only one of two inspection companies in Anchorage with the new construction certification. Please note that there are numerous qualified new home inspectors outside of the Municipality. This is because the Municipality has their own inspections performed when a home is built in the Building Safety Service Area (roughly between East Muldoon and the Potters Marsh area). Outside the Building Safety Service Area is where a third-party new construction inspector would come in, or if your buyer would like a third-party assessment of a new home they are purchasing.
Why do a new home third party inspection if the Municipality already has performed the inspections? The Municipality of Anchorages’ cadre of inspectors are competent and very knowledgeable. Mistakes are made every day, however, and we have numerous documented cases of the ball being dropped. These include missing insulation in the attic and plumbing vents not installed on new homes that have received their certificate of occupancy. For the fee charged, it’s a good piece of mind for the buyer and their agent.
